What fees should I expect?
Are you pet friendly?
YES! Furry friends are welcome! There is a $300 pet deposit and $25 monthly pet rent fee.
Do I have to be a student to live there?
We accept any applicant that meets our rental criteria.
Are the units furnished?
All our units come furnished.
I signed a lease for next fall, but my plans changed! Can I cancel my lease?
Unfortunately, you cannot. A lease is a binding legal contract, and you are responsible for making rental payments throughout the duration of the lease. However, if you are a future resident whose plans have changed or if you are a current resident who would like to move out - we have a very simple process to relet your apartment! Reletting your apartment is essentially selling your lease. You will be responsible for finding a person to take over your lease, and the office can assist you with their application process.
What is included in the rent?
Water, trash removal and internet is included. Residents will have to set up their electricity. There are full kitchens in every unit with a stove, oven, microwave, refrigerator and washer/dryers in every unit. Dishwashers included in all floorplans except Studio D.
How does my lease payment work?
Your lease is split between 12 monthly installments based upon the length of your lease. Your monthly installment is due on the first of each month. You can make these payments through your online portal.
When is my rent due?
Rent is due on the 1st of the month. There is a grace period until the 4th to submit rent payments without penalty. Payments made after the 4th of the month will be subject to late fees.
Are the units furnished?
All of our units come furnished.
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
The York requires liability coverage.
How close are you to campus?
The York is located 1-2 blocks from Temple University campus.
How do I pay my rent?
You can pay rent with a check or money order, or online through the resident portal.
What do I need to bring to my new apartment?
You will need to bring your full-size bedding, towels, kitchenware/dishes, paper products, toiletries and your personal belongings.
What is the rental criteria?
To self-qualify, the applicant must have a monthly income of 2.5 times the monthly rent. You can also use the Leap guarantor waiver program to qualify. If you use a guarantor (cosigner) they must have a monthly income of 3 times the monthly rent. Pay stubs will be required to verify the monthly income.
